We’re seeking aligned partners—land brokers, capital advisors, 1031 specialists, and lending professionals—who want to collaborate on profitable, efficient residential projects across Southern California.

Investment Strategy

Invest with Prodigy Communities to capitalize on market growth while hedging against economic downturns. We strategically target recession-resilient regions and income-producing assets, focusing on markets anchored by diverse employment centers and long-term population growth. By prioritizing locations with strong job bases and consistent housing demand, we effectively mitigate risk while pursuing stable returns.


We typically target projects where value creation is driven by entitlement progress, documentation quality, and clean take‑out positioning—not by speculative market timing. Each business plan is evaluated under base/downside/upside cases, with scope and duration driven by jurisdictional pathway, infrastructure requirements, and exit alternatives.

We structure builder-friendly exits, seller carry deals, and JV structures that align upside for all parties.


Investors

You invest in opportunities that are IRR-focused, de-risked, and designed for repeat wins.

Capital Intermediaries

You connect capital to opportunity.

How Prodigy Gets Paid

Prodigy Communities serves as the sponsor and land‑entitlement developer on each project. Like most real estate sponsors, Prodigy is generally compensated in two ways:

  • Project & management fees – Reasonable fees for sourcing opportunities, securing entitlements, overseeing consultants, and managing the day‑to‑day execution of each project. 
  • Share of profits (“promote”) – A participation in project profits after investors have first received their capital back and any agreed‑upon preferred return.

This structure is designed to align interests: Prodigy’s larger upside typically comes only when a project performs well, meaning both investors and Prodigy can benefit from successful exits. Exact fees, splits, and terms are always defined in the official offering documents for each investment
