Acquisitions & Entitlement Intern

Location: Hybrid
Schedule: 15–25 hours/week, 10–12 weeks (flexible around academic calendars)
Compensation: Unpaid; academic credit available (if eligible through your institution)


About Prodigy Communities

Prodigy Communities acquires residential sites and secures the entitlements needed to realize each project’s highest and best use. As an Acquisitions & Entitlement Intern, you’ll support internal underwriting, land‑use due diligence, and entitlement strategy—helping our team evaluate deals, understand zoning pathways, and prepare internal decision materials.


What You’ll Learn & Do 

(Education‑First, Supervised)

This internship is structured as a learning experience. Interns shadow staff and complete training projects that mirror real‑world tasks.  Support site screening, zoning/entitlement research, preliminary underwriting, and internal IC materials for residential acquisitions.

  • Market & Site Feasibility (training): Gather public data (census, planning portals), map amenities, summarize zoning and land‑use constraints, and draft concise feasibility memos. 
  • Pro Forma & Budget Foundations (training): Build/iterate simple development models (sources & uses, hard/soft costs, contingencies, schedule‑driven interest carry); run sensitivities. 


What You’ll Learn

  • How residential development sites are sourced, screened, and advanced through entitlement. 
  • How to translate zoning and policy into quantifiable development capacity. 
  • How to structure an entitlement schedule, conditions precedent, and approval strategy. 
  • How to write crisp investment and entitlement memos for internal decision‑making.
     

Qualifications

  • Pursuing a degree in Real Estate, Urban Planning, Architecture (non‑design track), Finance, Public Policy, Geography/GIS, or related field. 
  • Strong analytical writing; proficiency with Excel/Sheets. 
  • Comfort reading municipal codes and public documents. 
  • Bonus: basic GIS (ArcGIS/QGIS), familiarity with CoStar/Reonomy/public parcel portals, and presentation skills (Slides/PowerPoint).

  • May require an NDA and compliance with data‑handling protocols.
