Frequently Asked Questions

Prodigy Communities is actively sourcing residential and mixed‑use development sites across Southern California. If you connect us to a deal we close, we pay a referral reward. (No license required to submit a lead—see Program Terms.)

Target sites (typical):

  • 1–50 acres (often 1–40 acres) 
  • Potential for 10–250 units (and occasionally more) 
  • Infill lots, edge‑of‑town parcels, transitional zones 
  • Focus counties include Riverside, San Bernardino, Orange, San Diego, and Los Angeles
     

How to submit a land lead
Email: land@prodigycommunities.com with:

  • Property address/APN + county/city 
  • Owner name + best contact info 
  • Any known price expectations / timing 
  • Photos, maps, brochure (if available) 
  • Your name + phone + “best way to confirm lead ownership”
     

Rewards (earned by milestone; paid only after Prodigy is paid)

  • Milestone A – Under Contract: Earn $5,000+ when we go under contract 
  • Milestone B – Close/Monetize: Earn $10,000–$25,000+ when the transaction closes/monetizes 
  • Important: Both milestones are paid only after Prodigy receives proceeds (paid‑when‑paid).
     

This keeps the “headline” rewards consistent with your existing Referrals page numbers, while adding your new rule: no cash out until Prodigy cashes in. 

Land referral reward examples

Example 1 — Smaller infill, direct close

  • 3‑acre infill site (Riverside County) 
  • Prodigy closes and receives $0 “fee” at acquisition, but later assigns to a builder for $600,000 assignment fee 
  • Reward (Option B: 2.0% of proceeds): $12,000 
  • Paid: after Prodigy receives the $600,000 assignment proceeds.
     

Example 2 — Mid-size site, disposition sale

  • 12‑acre site (San Bernardino County) 
  • Prodigy entitles and sells to a builder; Prodigy receives $2,000,000 net profit/proceeds 
  • Reward (2.0%): $40,000 
  • Paid: within 15–30 days after sale proceeds clear.
     

Example 3 — Large strategic site, banded payout

  • 35‑acre site, supports 180 units 
  • You use banded Option A 
  • Reward: $25,000 
  • Paid: after the deal closes/monetizes and Prodigy receives proceeds.


Capital Intermediaries (registered / licensed)

Are you a capital intermediary / advisor?
We welcome introductions to potential capital partners. Where appropriate and permitted, Prodigy offers a formal referral program for registered/licensed intermediaries.

Important: Prodigy does not pay referral compensation to unlicensed persons for the sale of securities.

Recommended compensation schedule (licensed intermediaries only)

Success fee (example schedule):

  • 1.00% of funded equity up to the first $2,000,000 in a calendar year 
  • 0.75% of funded equity above $2,000,000 in that year 
  • Cap: $100,000 per intermediary per year (adjust as you like)
     

Paid-when-paid: Paid only after:

  • investor funds clear, and 
  • all offering requirements are satisfied.
     

Licensed intermediary examples

  1. Investor funds $100,000 → 1.00% = $1,000 
  2. Investor funds $500,000 → 1.00% = $5,000 
  3. Family office funds $2,000,000 → 1.00% = $20,000 
  4. You bring $5,000,000 in a year → 
    • first $2,000,000 @ 1.00% = $20,000 
    • next $3,000,000 @ 0.75% = $22,500 
    • total = $42,500 


  • $500 thank-you per new referred investor who: 
    • becomes verified accredited (if required), and 
    • funds at least the minimum investment level applicable (your site references $50k–$100k minimums depending on vehicle)  
  • Max: $2,500 per introducer per calendar year (keeps it “appreciation,” not a business) 
  • Paid-when-paid: paid only after investor funds clear and documents are accepted.
     

Community introducer examples

  1. You introduce one new investor who funds $100,000 → fixed acknowledgment $500 
  2. You introduce three investors in a year who each fund $100,000 → $500 x 3 = $1,500 
  3. You introduce six investors in a year → capped at $2,500
     

Why fixed and capped?
It keeps the program framed as an acknowledgment for introductions, not “commission for selling securities.”


Key terms

  • No payout until Prodigy is paid: Referral rewards are payable only after Prodigy (or its affiliate) receives cleared funds/proceeds from the qualifying transaction. 
  • No authority: Referrers are not agents of Prodigy and may not negotiate, quote terms, or bind the company. 
  • No marketing spam: No paid ads, no mass unsolicited emails/texts, no use of Prodigy trademarks without written permission. 
  • No handling money: Referrers may not collect funds, checks, wires, or subscription documents. 
  • Right to refuse: Prodigy may refuse any referral and may modify or end the program at any time. 
  • Taxes: Referral recipients are responsible for taxes; W‑9 may be required; 1099 may be issued as applicable. 
  • Disputes: Referral ownership is determined by timestamped submission and Prodigy’s sole discretion.
     

Compliance note (important)

  • For investor/capital referrals, success-based compensation may require licensing/registration. The SEC and FINRA treat transaction-based compensation as a key indicator of broker activity. 
  • For land/real estate referrals in California, the CA DRE has emphasized that paying an unlicensed person can be lawful in limited “mere introduction” situations, but can become unlawful if the person performs licensed acts (solicitation/negotiation) or is “in the business” of referrals; federal RESPA issues can also arise in certain residential/mortgage contexts.
